What is Processing to Close?
Each file we
receive is immediately logged in to our internal system,
and studied from top to bottom for flaws. Right away, a
phone call is placed directly to the Loan Officer and a
private conversation reveals any possibility for
failure, and a plan and structure for the file to go to
closing, on time. Immediately, our processors grab a
hold of that file and runs with it, since they now that
it must be processed and submitted to lender within
24-48 hours. Our reputation is on the line with each
file, and partnering with such reputable companies as
Compliance Ease stands as testament. Like a professional
game of chess, we monitor each move, each call made,
each fax sent and received each document sent or needed.
Our strategy is to follow a structured path that takes
each file through the gates of “ Clear to Close”, and
then to move it along smoothly to a place called
“Settlement table”, in where the borrower and Loan
Officer can sit next to each other, comfortably, and
momentarily discuss any potential referral deals
Processing to Close, to summarize, is our exclusive
method of moving a file securely and promptly to the
closing table.
Three Practical Choices:
Understanding that each mortgage
operation, and in fact, each Loan Officer, has a
different understanding of what their processor’s
responsibility per file should be, we have created two
levels of processing: Standand Processing and Complete
Processing.
We believe that each Loan Officer should have the option
of the level of assistance they require, per file.
The idea is to allow the Loan Officer to administer
his/her time better, and focus their energy in selling.
The choice is yours-
Standard Processing:

The LO is responsible for submitting an online
approval (from AUS) or written pre-approval from
lender.

The LO orders appraisal, title and hazard insurance.
We follow up to obtain them.

The LO interacts with client to obtain necessary
documents/information.

The LO interacts with lender representative to move
file along.

The LO request and obtains HUD 1 for review and
approval.
Complete
Processing:

The LO only tells us which lender approval they
need, and we obtain it for them.

We order appraisal, title and hazard insurance.

We interact with client to obtain necessary
documents/information.

We follow up with lenders representative and
Underwriter to move file along.

We obtain HUD 1 and forward it to LO for review and
approval.
We always strive to customize our service per Loan
Officer, understanding that each individual has a
different level of experience and preference of
assistance needed we are flexible in adjusting both
options accordingly.
